Pasangan yang baru menikah tentunya sedang merasakan kebahagiaan yang luar biasa dan memikirkan banyak impian yang ingin diwujudkan bersama. Banyak aspek kehidupan baru yang perlu dipersiapkan bersama-sama, salah satunya yaitu mempersiapkan tempat tinggal yang nyaman dan aman untuk ditinggali bersama. Namun sebagai pengantin baru, masih banyak yang bingung bagaimana cara membeli rumah. Membeli rumah memang tidak sembarangan, karena diperlukan persiapan yang matang dan biaya yang tidak sedikit. Bagi pasangan baru menikah perlu memperhatikan beberapa hal dalam membeli rumah, maka dari itu lihatlah tips membeli rumah untuk pengantin baru berikut ini.

1. Cek Kemampuan Finansial Pasangan

Baik yang baru akan menikah maupun yang sudah resmi menjadi pengantin baru, kalian perlu cek kemampuan finansial masing-masing pasangan. Sehingga kita tahu seberapa kuat kemampuan finansial pasangan untuk membantu dalam pembayaran cicilan rumah. Karena rumah bukan hal murah dan diperlukan komitmen kuat untuk memenuhinya agar segera terwujud.

2. Pastikan Jumlah Tabungan Cukup

Sebagai pasangan baru menikah, pasti akan banyak pengeluaran di awal pernikahan. Oleh karena itu, hal ini perlu didiskusikan dengan serius karena terkait finansial pasangan. Mulailah dengan pilih-pilih mana barang yang perlu dibeli untuk keperluan sehari-hari dan kurangi pembelanjaan untuk barang yang tidak penting. Selalu buat perencanaan keuangan setiap bulannya agar memudahkan kalian untuk melacak pengeluaran. Dengan begitu kalian bisa hidup lebih hemat dan menyisihkan uang untuk tabungan.

5. Perhatikan Lokasi dan Ukuran Rumah

Jika sudah menyiapkan budget dan pilih lokasi, serta ukuran yang diinginkan, tahap selanjutnya dalam tips membeli rumah yaitu pahami berbagai macam metode untuk pembayaran rumah. Dengan memahami hal tersebut, kalian dapat paham akan biaya dan komitmen apa saja yang diperlukan dalam membeli rumah. Untuk pembayaran tahap awal yang menjadi bukti keseriusan ada 2 macam yaitu :

  • Booking fee โ€“ adalah pembayaran awal dengan sejumlah uang sebagai komitmen untuk memesan unit rumah/properti. Untuk besar jumlahnya tidak ada patokan pasti, sehingga berbeda-beda pada setiap jenis huniannya.

  • Uang Tanda Jadi atau Down Payment (DP) โ€“ sama halnya dengan booking fee, DP termasuk ke dalam bukti keseriusan untuk pemesanan rumah. DP juga digunakan untuk mengikat harga yang sudah disetujui antara pembeli dan penjual. Untuk biayanya bervariasi tergantung developer properti masing-masing. Agar tidak terbebani dengan biaya DP, kalian dapat memilih bank atau pengembang properti yang memiliki keringanan kredit pembelian rumah.

Selain itu juga ada 3 pilihan untuk cara pembayaran rumah yang berlaku di Indonesia, yaitu :

  • Kredit Pemilikan Rakyat (KPR) โ€“ adalah salah satu cara metode pembayaran pembelian rumah dengan skema pembiayaan sampai dengan 90% dari harga rumah. Kalian akan membayar rumah dengan cara dicicil setiap bulannya kepada pihak bank. Lama cicilannya beragam dan dapat disesuaikan dengan kemampuan pembeli. Untuk mengajukan KPR terdapat persyaratan yang harus dipenuhi diantaranya seperti usia tidak lebih dari 50 tahun ketika mengajukan KPR, fotokopi KTP, akta nikah, kartu keluarga, serta dokumen terkait rumah yang dijadikan agunan (diantaranya SHM, IMB, PBB).

  • Tunai Keras atau Cash Keras โ€“ yaitu sistem pembayaran yang dilakukan dalam waktu paling lambat satu bulan sejak adanya kesepakatan antara pembeli dan penjual. Keuntungan dari pembayaran ini adalah potongan harga rumah yang besar sekitar 10-15%. Dengan menggunakan sistem pembayaran ini, kalian tidak perlu memikirkan fluktuasi suku bunga pinjaman yang kerap melambung tinggi.

  • Tunai Bertahap atau Cash Installment โ€“ merupakan sistem pembayaran dengan cara cicilan seperti KPR, namun yang membedakan adalah cicilannya dalam kurun waktu 6-24 bulan yang dibayarkan langsung kepada pihak developer. Bila dilihat, metode ini cukup efektif karena cicilan tidak terpengaruh fluktuasi bunga bank. Dalam metode ini juga, pembeli diwajibkan untuk membayarkan DP dengan jumlah yang lebih besar dari KPR, biasanya sekitar 30-50% dari harga rumah yang sudah disetujui.

7. Pilih Cicilan Rumah yang Memudahkan

Menggunakan cicilan bagi sebagian pasangan baru, merupakan salah satu solusi cepat dalam cara membeli rumah. Saat ini sudah banyak pilihan KPR yang ditawarkan dari berbagai macam bank konvensional dan syariah. Carilah informasi sebanyak-banyaknya untuk KPR berbagai bank, karena setiap KPR pasti memiliki kelebihan dan kekurangannya sendiri. Jika sudah mempunyai berbagai macam referensi, kalian bisa pilih yang paling menguntungkan terutama dalam keringanan bunganya. Pastikan pilih cicilan dengan bunga yang ringan, karena cicilan rumah bukanlah hal yang sebentar.
